should I buy a house now, or continue to rent and wait for a house price crash?

Having recently sold a house, would I be better off renting and investing the money from the sale in a high interest account whilst I wait for a house price crash, or buy as soon as posible and get back on the property ladder?

i think you should wait until you find a house you really like.

It’s sad that you think that way. In my opinion, if you continue to look now, you have a better chance of finding what you really want. If you wait for what you think is the “crash’ there won’t be anything left that you will want to buy.
Oh and remember… that the current market value is what you pay for a property, so if you low ball it, you get the low ball market value price! Best of Luck
Depends on where you are. In Florida, they aren’t selling right now. Everyone wants out of high interest loans and are selling for what they get. I rented a $250,000 with the option to buy, for $750 a month, just so that the owner didn’t have to bear the cost of the montly out of his own pocket. He now has to only pay $300 a month.
But you maybe able to get one that someone just wants out of. Also, check the foreclosures lists. You can usually get these houses from the bank for a lot less. What does a bank want with a house?

You could die waiting for a crash that never came. Go look for a house. If you find one you really like, at an acceptable price, make an offer. It may be a buyer’s market now, but you have to use that to your advantage, not just sit on the sidelines and watch it happen.
Who cares if the “value” of your new house goes down a little at first? It’s the house you wanted, acquired at the price you offered. Its value will likely increase over time. But in the meantime, enjoy it!
When you pay rent, you’re just paying the man.
Talk to your accountant. Make sure there will not be tax consequences for you holding the money in an account instead of purchasing a new home. Depending upon your tax bracket, you could lose more money in taxes than you would purchasing a home in a declining market. As much as the market has already declined, it is doubtful it will decline much more than it already has. That doesn’t mean the market will rebound and start escalating like it did before. That just means it will stop falling.
