Is it better to rent/lease or to purchase property bldg. for a restaurant?

I am not sure whether it’s cheaper to build a restaurant that’ll suit my needs, or to rent/lease a bldg. instead. I’ve seen some properties for sale but it’ll be more work to customize it for my needs. Any suggestions?
