4 years ago, my friend bought 4 rental units. He has had nothing but problems and it’s getting worse. Tenants don’t want to pay rent, he has to go to their doors in person to get them to pay, he has to miss time off work to go to court to evict them, tenants are constantly calling him to fix things, he’s doesn’t get to spend enough time at home with his wife and children… etc. He wants to get rid of the properties altogether. The properties have been for sale for 6 months now, and no one has interest what so ever in them. What can my friend do to sell the properties? He said that there’s nothing he can do but advertise and just wait for someone to purchase them. But, isn’t there something else he can do?
Nope. He’s not my husband. I’ve never been married.

I moved to TN and still own a townhouse in FL. It has been on the market for over a year. Can I deduct any part of the mortgage or expenses? I know I can deduct interest expense. If this were rented out, I think I would be able to deduct the HOA fees, and all expenses to offset the rent, or “income” recieved. In the situation with the house empty, can rent be considered 0, or a loss?

I have a rental property which was converted from my primary residence. I plan to rent it out for a long time. So by the time that I want to sell it (probably many years later), can I move back to the house to converted it back to primary residence to avoid the tax? can I just leave it empty (noy move in it) for 2 years to avoid the tax?

I co own a rental with SO, we are splitting, I need a place to live (rental not an option due to location) dont really want to pay cap gains on sale . was thinking of taking my proceeeds and buying another rental property that I would live in at some point. I know all the tax rules on living in it to convert to primary, are ther any rules that if you cant rent it you can live in it an not pay the cap gain?

I rent a house that is in foreclosure and goes to trustee sale next Tuesday. If the house does not sell at the trustee sale, who owns the house. My landlord wants rent for Feb. and I don’t know if he still owns the house if it does not sell at the trustee sale. Thanks for the help

I am interested in investing in some rental property and I would like to know what a good method is to determine how much I should pay for a rental property based on rent recieved.

For instance one duplex I have looked at has collected an average of 11,500 a year over the last 5 years. However, it is for sale for 275,000. That seems like a high asking price based on the amount of money it is generating.

(I know the amount of money a rental property is generating is not the only factor, but I think it should be an easy way to narrow down my options.)
