howdo i evict tenants from a commercial property? they have a 5 year lease but don’t want to pay rent?

the tenants won’t pay me the rent and so I want them out, but what is the easiest and quickest way to do this? thanks

Get a lawyer and take them to court. Any money you spend on a lawyer is worth it because a) you can add it to their bill and b) it is necessary to get them out as fast as possible.
Don’t give them money to leave unless you have no other option. By doing that you are only encouraging that kind of behavior and sending them off to do the same to someone else. You need to look into landlord/tenant laws in your state, definitely get a lawyer’s advice, and you will want to start looking into the eviction process. You should be within your legal right as soon as they are late on their payments. Also, refer to the specifics of your lease. Get them out as soon as possible.
Make sure you give them a written letter or eviction, I get my notarized and I also make they have to sign for this letter more proof to cover my butt. I give them 60 day notice to move out and normally you end up in court. Get yourself a good lawyer and make sure you have a documentation including the letter that you sent them to get out.
It only happened to me once and it took about 6 to 7 months and the tenant had to pay court fees in the end.

The police will do nothing they will clearly tell you it’s a civil court matter that said eviction for non-payment of rent is not a long tedious process in majority of states
So in general, file a pay or quit notice today if your state requires, then file in landlord tenant court for eviction after the time frame
Now during these tough times commercial real estate is contracting, so it maybe hard to find new tenants, if in your case it maybe better to try and renegotiate the lease terms and payments, if you feel this is not an option then move ahead with eviction for non-payment
Note commercial is different the residential, in the future consult a lawyer in your state you maybe able to add a clause which would allow you to personally change the locks if rent has not been paid in 30 days, without court approval
