How do you buy a repossessed property?

I would like to get on the housing ladder, and I think this may be a good time to get repossed property. The question is, where do these properties get sold? If they go to estate agents I can see them all being taken by property developers.

They go either through estate agents or auctions, try contacting your local estate agents to see if they can give you any advice or maybe tell you when the next auction will be. I would recommend that you speak to a mortgage broker first to see what type of mortgage you can get and what price range you should look at. Even with a repossession you are going to still need to put a deposit down as well.
banks are swamped (they’ve never owned so much property) but you could also contact area local banks and ask them if they have anything you can purchase directly (saving you both realtor fees) however, if you get one agent to represent you – the bank will still save money and you’ll have someone to look out for your best interests because buying repo property you want to be sure to inspect it (hire someone) and if you don’t like what you see either negotiate or get your earnest $ back (protect that) and also to make sure there aren’t any liens or old water bills etc that can come up to bite you later (and you’d be stuck with the bill or lien to pay off)
It all depends some may be auction fodder as there is the possibility the previous owner trashed it and may have made it unmortgageable.
It does not take a lot to make a property unmortgageable (removing a fitted kitchen can make it unmortgagable), so you need to look into it carefully.
Some will go through an Estate Agent you put in an offer they then will put a notice in the paper saying any one can out bid you but only have 7 days to put in an offer. You may end up with a bidding war with another buyer or it may even go to sealed bids if they set a deadline.
If you do win the bid, be warned that there are a few issues when it comes to the questions your Solicitor will ask the vendors, normally the form is returned without a full set of replies as they cant be answered due to lack of information. So check for yourself if there is anything vital you need tro know. Its a case of buyer beware.
Keep checking the propery its not unknown for squatters to target these properties or previous owners to keep going back, once you exchange insist the security is improved (it will be at your own cost but it will make it more secure.)

People seem to think that you will be saving money by going directly to a bank, you won’t regardless if it’s being auctioned or not. The property still has to be conveyed in accordance to the 2002LPA, which requires a person of the law, like moi. Although you might save a bit, but not a lot. You will however probably get a good price on the estate in land itself.
